This can be accomplished with a solid written contract stipulating a base pay with a scaled bonus for specific milestones you desire like meeting or going under construction budget, meeting or beating timelines, meeting or exceeding resale price points, etc.

Not looking to profit necessarily on the refi, though that’s certainly a bonus.

Really just thinking outloud here... if you have a large portfolio and want agents to keep bringing you qualified tenants, maybe you reach out to them, let them know your criteria, and also let them know what extra bonus you're willing to pay. 

Even though I mainly like cash flow and appreciation as a bonus I congratulate you on your first business .Good luck on many more to come! 

There is no onsite laundry, laundromat nearby (depending on layout might be a huge value-add bonus--I expect this is the case for a couple units, 3 will never have laundry, maybe a common laundry solution, but I don't know).As far as I can tell the owners are nice/easy to work with, the realtor is the current PM and is ... not very transparent.

I should have no trouble getting pre-approved after I join the guard since I will have money saved up from Basic and AIT as well as my $20K enlistment bonus that I have been offered by the Guard, I will be in a very good position financially.
