Mechanical and mortgage liens along with unpaid tax liens but I have not seen anything beyond these during a title search. 

I don't think an investor should expect a big bump in value as a result of replacing mechanicals. 

All tenants are on Auto-Pay and even though we paid a premium compared to previous deals, this property is in an appreciating area and is by far my favorite property we currently own.

It also depends on how much debt you have ie Student loan/auto loans.

It may or may not work as the lender can say (and would be correct in saying so) that it is your responsibility and duty to make timely payments and if you were to be out of the country, you should have made other arrangements or get on an auto pay.You can also look into other avenues to boost your credit score.

The idea is that your umbrella kicks in where your homeowners, auto, etc ends (in terms of coverage limits) and offers a great deal more protection.
