It will just give the more experienced investors extra time to jump on board and buy up all the bargains.There are certain zip codes in these cities that have such a high demand that there is actually a shortage of supply.All these figure come to nothing anyway unless you work with a great group of people that can assist in the process of investing.Thanks and have a great day.

Same would go for OP unless you are looking at a flip to home owners.I don't know much about Lawrence.Real Estate is a numbers game and the more you stay active via phone, email, meetings, events, etc... you will eventually start to meet interesting people that can assist with you ventures and you will also start to come across many great deals.Thanks for reading and have a great day.

I am doing the easy things myself while subbing out the more technical items:electrical main panel and raising the mast to coderoofHVACAnd last but not least we may be ahving to raise the roof of the master bath and replacing the sill plate due to moisture penetration (I will assist in this since I am good following directions...well most of the time really)Drywall cause who really likes that anyways?

Take yourself out of that equation and pay a manager 30k to 40k a year and your profit is almost zero now.If you don't want to buy yourself a job then larger businesses are purchased where assistant manager and manager are in place and it still profits high numbers.
