I would be happy to discuss partnership arrangements with this agent on a deal-to-deal basis.I will continue to update this thread if it gets any traction, and I will be pushing myself to actually come up with a concrete plan to start.  

Sometimes I will call her to arrange appointments for a few as soon as I see them come up and then drive by and call her to cancel if they aren't worth her coming out. 

One thing I should have mentioned early on, I'm not going for the "tunrnkey" arrangements

But if you just want to measure up your rooms and then experiment with different layouts, furniture arrangements, etc, it's perfect and pretty easy and intuitive to use.It's particularly useful for visualizing your designs and showing them to contractors and clients.

'C' makes erratic payments to 'B' and disputes unpaid principal balance.If your objective is to make money, my suggested play is to arrange to buy the contract on a "Note for a Note" basis.

Ensure that you deals are not seen as a net listing arrangement.

If it looks good, spend the paint budget on staging instead. 

I'm working on that arrangement myself right now.
