I was wondering if loan insurance is a norm when borrowing private money?

Hey fellow BP'ers,So I've been getting PM's about the new rules and though I would post since there is a common theme: What the heck are the actual rules?

I love that they are still looking for solutions instead of subscribing to the "that's just money lost" mentality I have heard from other PM companies.  

You would put up a down payment and the rate wouldn't be as good, but it would only be for a few months until the project was completed, then you could re-fi with the VA 100% LTV benefit with a better rate, and you probably would be getting more cash back then you put in, assuming the property value appreciated more than the costs of the renovation.This would also mean you could get more bids to actually compare with and pick the best one.  

I'm particularly passionate about  Passive IncomeOutside of real estate, I enjoy family, working out, running 2 real estate investors group in Orlando, and creating relationships, and lastly healthy water and clean air purification for homes, schools, for all real estate actually as there is pollution and sickness because of caamination ... our water and the air we. breathe.I'm excited to learn and connect with you all!

Maybe once the actual property expenses are added to the equation, you will see a more realistic cap rate.

I see your location is Newark, not sure if that is BP default location or where the property is actually located. 

I use $/unit per year for each, and the actual amount will vary depending on age and condition of the property, the location, and the size of the property and the units.  

Any advice on how to invest my money in real estate while being the most efficient?

I was considering a 50/50 partnership minus any money invested into the intial purchase or for renovations.
