Sellers are asking realistic prices in some cases if they were able to achieve market rents.  

I'm not familiar with the markets in Jacksonville but will defer to you and a local realtor to assess what type of investment would help you achieve your goal within a realistic timeline.

Without understanding where this data is coming from and the context of it, I would guess that it's either:- confidence they have in the ability to get that rent based on the median of the area- the confidence that the current median rent is this

The access is nice, yes, but 80-90% of the data is out there already.
