If your were a smart investor you would pay off all bad debt before you ever consider investing.

Hey @Jordan McDonald- smart to always keep it conservative, but 12% might be too low... especially when you consider that Houston may have housing shortages right now because of the hurricane.

It is insulated in the foam case and fiber glass against the wall anything else I can do? 

As long as you are making a smart investment that has limited downside risk I say take the leap and manage it for prime equity performance.

Back then, it wasn't called a house hack, it was just a poor person's way of investing, which was SMART! 

If fact, the opposite is drilled into people...from TV, radio, social media, advertisements, texts, emails, parents, huge houses, nice cars, smart phones, fast food, slow food, no planning, on the go, buy buy buy...we are inundated with consumption opportunities.
