Sometimes if the tenant keeps an open line of communication then I will work with them but if they are ignoring you then you should evict them as soon as possible.

Tenants sometime make the assumption that the person that owns the real estate is rich, make sure they understand you are just a regular person who will have to budget for expenses.

Perhaps you might find that helps to weed out a number of people who don't seem communicative
