We now have 3 tenants on a one year lease, paying 1300 total, and they pay all utilities except sewer and water (about $300 per quarter).

They aren't going to automatically remember to do things like pay the water bill, mow the lawn, not throw Q-tips down the toilet, etc.

They don’t work for rentals because in many states you aren’t allowed to take days or weeks to fix problems like no ac or no hot water.

Getting water and sewer hooked up will be expensive---you will have to have a separate electrical connection added to to split utilities.

I totally agree with "testing the waters" in a familiar area as far as self-managing, renovation oversight, etc.
