I'm changing my profile pic to an Oscar tonight after the candlelight vigil. 

The risk profile can then partially change for the lender and having  a foreign buyer.  2 big points is lenders want to know where the money is coming from to make sure it is not laundered.

The renter profile will be similar to an apartment renter which often times have less stability and longevity.

I am using the BRRRR strategy with this property and will update the deal in my profile once it is complete.

When the right ones messages me I will know the top three simply by screening through the profiles .. then I narrow it down .

My risk profile and talents are in rehab so I'd like to go that route, buy, rehab and flip but with so much good information on cash flow and refinancing I want to make sure I'm not ignoring better opportunities.
