I live in Norfolk, VA and the process takes 6-7 months and you have to go through a law firm that handles the properties for the city of Norfolk.

At that level of court, you aren't getting the best qualified judges, and sometimes they follow their own law instead of what is in the law books.Whatever happens, wait patiently for your first legal opportunity to get rid of your parasite tenant.

Ask what there experience is, ask for references, and ask the costs/fees.I also highly recommend that you use a RE attorney in the state in which you are investing as many states have many different laws and it is practically impossible for an attorney in one state to keep up with every state's laws and changes.

Welcome to BiggerPockets.It's 1978 and it is a federal law that you must provide your tenants with the "Protecting your family from lead in your home" booklet and have them sign the lead disclosure form.To find the booklet just google for the title above and you can download a pdf and print it out on your computer.
