I own quite a few units in Ambridge and know the town like the back of my hand.ARV's aren't super high there though so 20k over appraisal I am likely to say that's not worth pursuing for a multitude of reasons but I can elaborate more knowing the actual details of the property itself.

I know there are pros and cons to selling my primary home to my LLC but my question really goes a little deeper than just tax benefits:I am curious to know if I sell my primary home to my LLC regardless of tax benefits; and then rent it back to myself (through another LLC) … technically I don’t have a primary residence anymore so I could buy a Multifamily or Apartment complex as long as I am willing to live in one of the units correct?

These are luxury, townhouse-style units so that's why the high dollar amounts.

Hello BP friends we are in Ohio considering remodeling a unit of a four plex and turn it into Airbnb.  

We own over 600 apartment units in Cleveland Heights, Lakewood, and Mentor OH, of which quite a few require rehab to bring to market rent.We struggle to find enough contractors for this work.I know that this is a common problem, but if anyone has any recommendations for contractors in that area, that would be awesome!

203K is not affected the addition of units. 

It's about as true a thing as there can be in investing.Is there any property in the United States -- not bought on a sink hole or something -- that isn't worth considerably more today than it was 20 years ago?
