I have a tremendous amount of work in front of me learning REI, hopefully I won't fall flat in my face to many times.

Cash out of pocket was minimal, ROI potential is tremendous.

BP has a tremendous amount of information to help you, but it is only available if you seek it out.

This is as simple as understanding that what works with owner financing at 10% does not work at 5%, or that risks, liabilities, servicing fees, underwiriting fees, professional fees, etc. have increased tremendously.

In some ways, securities aren't given a fair shake given the tremendous amount of choices to include high yielding funds and classes that are easily doing over 10% nowadays.While its hard to time the market, timing is still everything.. 

I hadn't checked in on your story since those conversations, and holy cow have you done a TREMENDOUSLY well!

You might be able to borrow $60k if your starting salary is $50k...but anything beyond that, and you are looking at serious trouble.One thing I wish I understood better when I was young is that the value of a degree can vary TREMENDOUSLY from school to school. 

I just need some offers to throw them, as i have a presentation for them.Any help is tremendously appreciated, as my employment hasn't been long enough, i dont think would i qualify for FHA so this is my only hope for getting into REI. 

After I read Rich Dad Poor Dad my outlook on finances and saving for retirement changed tremendously. 

What I'm getting at, is this thread is turning into trying to argue about retail/wholesale values and they VARY TREMENDOUSLY!!!!
