If it's legal in your state use the Rubs system to bill the tenants for the gas they use based on the ratio of square footage and number of occupants.

If so, the present HVAC system was hopefully sized to accommodate the total square footage. 

If you're the only unit of your size offering granite, or whirlpool tub, or a smart home, there will be tenants willing to pay more for the square footage or willing to settle for a smaller unit (like yours) at the same price.  

One crucial piece of information the Planning Dept provided me with is that if the buildings are located anywhere within the property lot's "setbacks" (specific square footage adjacent to the property line), the city would not allow the buildings to be permitted, and could even order them to be tore down.

The city is fairly helpful when dealing directly with home owners but unless you are adding square footage (pop top/back), I don't believe you have to adhere to green points.

Of course look at homes similar to yours in square footage and bedrooms and bath.

When I look on Zillow at properties in Memphis, the square footage never seems to be listed. 

And the houses are now twice as big, have you factor the sq footage of a home?
