How to spot an aggressive tenant

Some people lack "Good Manners" and respond aggressively when they don't get what they want.A percentage of people seem to fall into this category, going from calm to incredibly aggressive in the blink of an eye.And it's not only renters who do this--I watched a property manager at an apartment complex I was visiting (checking it out) get into a total screaming match with very very large--very very aggressive man over a late fee...total meltdown on both their parts...She was one brave lady--I wasn't getting out of the car and kept my distance...Just my 2 cents.

What is the typical 50/50 deal of a silent partner?
25 February 2018 | 30 replies
There are plenty of people who buy properties that are just straight gambling (they don't understand numbers, they expect the house to just appreciate, they buy and end up putting in money every month, etc).Having someone who is doing the right work and has experience (not saying I am the right guy) would definitely be worth a piece, especially if the guy with the money has no interest/knowledge of finding good properties. 50% of a good deal is better than 100% of a huge mess up.

sounds like a math problem you work backwards.starting with 150k and ending with 8k NET NET income in 3 years not so sure how realistic that is unless lady luck smiles upon you big time. But lets say you pull it all off and dont have to leave any money in your deals and have lets say 200 a month net net net per door. thats pretty realistic the 200.00 at least pulling 100% of your cash out of every deal not so much in todays market. with rates doing what they are doing DCR are going to limit the dollar amounts of the loans on any property with a given rent.. its one of the main issues affecting us right now.
