I think for #2 you are correct --you can't double dip into the mileage deduction and the Sec. 179.  

In Calif, it is code to have the water heater strapped to a wall - - and yes, they take pictures and report the condition to ESCROW, not the city.

Since June 2015 it has been fully rented and revenue approximately doubled.

I did well on the sale, doubled my 30k investment, so I feel pretty good on that.
