I was told its a sellers market (it was and still is), I was told we cannot cash flow ( we do enough to pay for our primary in full and then some) I was told tenants laws are horrible (we are over 7 yeas without 1 missed rent payment, zero evictions needed). 

It seems some might have missed the part about the tenant renewing for another year.

It would be nice to know before you put in your offer, but then that person would have to be go with you to the property early on, which can be time consuming and you could potentially miss out. 

Something is missing. 

Because chances are, you will miss lots of great deals due to their schedules.
