Again, drop the Trust, you're clouding the issue, make it as simple as you can, it's easier to explain to the buyer and if ever necessary, to a judge.

Get it under contract to take it off the market.Record a document that clouds title Ask your closing agent/title company what docs they required to pass insurable title.Go with her to the attorney and stay with her during the private meeting to prevent the "attorney client privilege" from being claimed later.

I still had to file and pay taxes in the us but the IRS excluded something like my first $90K in foreign earned income plus I received credit for taxes I already paid in the host country.
