This kind of appreciation allows us more certainty that our properties will retain low vacancy and sustain rents in the 50-75 percentile of the local market.We generally purchase with leverage, or buy cash and refinance after forced appreciation, so it goes with out saying that mortgage pay down is a wealth builder over time - which is part of the rinse & repeat cycle of growing our portfolio.

Will Gaston   you may be able to put them on a builders risk policy.. my builders risk you just add and subtract properties monthly by filling out a simple form...

American's are not bathtub people, the bathtub as the center piece of the master bathroom peaked in the late 70's - early 80's and home builders still haven't figured this out yet.
