@Luke Tetreault we pay ourselves a "reasonable" monthly base salary and toward the end of the year I see how much money is leftover and then make those final paychecks "bonus" - with appropriate taxes withheld and additional monies paid into the SEP.

In many ways, thats you paying an incentive bonus for a pm to get good, long term tenants....if the model calls for a big fee (1 month) with a new lease and little to none on a renewal you are potentially at cross purposes.

Yes I bought a 4 acre tract in Rohnert park when it was not buildable but it was only 27k in 1995.. but it was right behind a home depot and on a freeway closer leaf only one block off well town grew out to us.. casino went in across the street brand new hotel next door and I have been entertaining offers in the 2.5 to 3 million range.. have not closed yet though.. you know those CA.

These type of properties would be on the nicer end of town, and/or in some of the "expensive" markets (appreciation is how they got to be expensive in the 1st place) ... as an added bonus, these type of properties will be more passive and less management intensive.
