Problem is im buying my rental property overseas (Im not american so Im planning to retire back to my homeland) I'm about this close on buying my first townhouse investment but kinda hesitant because the things I read and watched might not apply to my home country.

So many times I watch American Greed show and I see people that worked there entire life just to get an investor to steal it.

A new LLC, or a corporation/whatever will Not get an unsecured line of credit.....you get that when the business has a years long track record of doing actual business, and generating a profit.

American investors are quite obsessed with cash flow but you will get a lot wealthier if you pick markets that give cashflow, even nominally, but have strong appreciation.

I buy the Series 70 Andersen American Craftsman replacement windows at Home Depot. $160 for each window (this depends on size), $10 for additional materials (foam and silicone caulk).

My question is, is it better to file it under an S-Corp or an LLC, what are the major differences, does it matter if I rent it out or flip it?

While I don't rent out in this niche, I used to arrange corporate apartments for coworkers on 6-month assignments.
