Hi Tom Feret - did we exchange e-mails awhile back?

I did a 1031 exchange into a newer, bigger 6-plex in Orange last September.

Maybe you "horse trade" instituting full expense reimbursement in exchange for leaving the base rents about where the are, or with only a minimal CPI increase with a minimum floor, or such.  

I'm looking to connect and bring my knowledge about the energy industry, AI and governance into this community to bring value in our exchanges.

I was so "into it" that I registered and started an investment club - the Boise Stock Exchange, where I taught my techniques to others (for free - it was a meetup group).I was met with skepticism from other traders, simply because they had; never traded futures, had heard horror stories about trading futures, knew nothing about how to trade futures, and could not fathom the amount of risk I was taking or the leverage ratio I was employing.

For example, in exchange for his hard-won knowledge and advice, you give him a small percentage of your first profit.

Perhaps you could ask an investor friend in your local area who has done this type of work to give you a hand (once the tear out is complete) and to supervise what you're doing in exchange for dinner/drinks/pizza/etc.
