Hi, I have a house, 3 bedroom 1 bath that I like to rent out the rooms for good cash flow too but have not found any property managers in san antonio that do this; I spoke with Padsplit too who rents out rooms and they said some landlord gave them 6 houses to rent out by the room; they charge weekly like $140 to $160 for san antonio (depending on location); They also charge 15% management fee but if you want them to maintain the home too, they have maintenance pkg separate; Go look at their website to see the list of sample fees; if u have a 4 bedroom 2 bath house, it might be worth it; They will turn any unused space into a bedroom;

You can rent a "U Sand" machine from Home Depot and you really can't mess it up (unlike a belt sander, this is lighter grade and uses 4 orbiting sanding disks).
