Tenant from HELL,  These renter moved in in may of 2014 , I even let them move in early so they could take there time moving there stuff into the home ,the first of June then rent was LATE, on the 2nd  of June i received a phone call from the husband that the AC wasn't working well. and there was a leak in the AC closet due to bad weather , (Roof was redone two month prior to tenants move in ) On June 3rd  , myself , 1 roofer and a electrician went to the home in the morning to check it out ,yes there was a lite drop that we fixed on the spot the AC was fine . everything was fine we left .That night still no rent deposit for June in my bank account , so I called (no answer ) , texted, and Sent an email in that order ( this is how the tenant wanted it done ) , regarding Junes rent and explaining a late fee if not received the following day by 5pm .a few minutes later i receive a text message from the wife telling me her husband was going to call me i said ok , he called me from a blocked number so they can record our phone call, (there was an echo when i spoke only ) they wanted to discuss how much rent they are willing to pay for June , they wanted me to pay a hotel bill because they couldn't stay in the home because of the leak ( which is all the way by the kitchen and no where near any bedrooms ) plus pain and suffering  bringing the rent down to around $550 (rent is $1050 a month)  of course i said no and explained to them that them staying in a hotel was there choice and the home was fine .

If your property goes up in value 10-20%... you have magical cost that chews away at your profits... commission, holding cost, buyer closing cost (because more buyers buying a market priced property have little cash to close and are using fha), tick tact stuff, etc...I guess my point is unless you create significant value to the property or the market takes off like a rocket, we shouldn't forecast any kind of significant profit.

I'm wondering if a aggressive google adwords campaign coupled with either of these sites would suffice to bring in consistent leads, weather or not they are quality leads is another thing but at least if you " have a chance" to convert your " need to sell" leads is all any one asks for.......... look forward to the conclusion of your data on these 2 sites.
