Hi Everyone,So, I live in a location (Rockville, MD) mostly consisting of high-priced properties and find it difficult to consider SFHs for buy-and-hold purposes. 

Aaron - I invest in the Philadelphia suburbs and it would be great to connect.

They are both healthy and don't appear to be doing any damage to the house other than maybe dropping leaves and twigs every now and then.  

So outsourcing some degree of property mgmt would be a must... but the deal won't work paying a local property manager a large % of my revenue...Instead, I would set up my "boots on the ground" (cleaners, handyman), and would need an offshore virtual assistant to manage guests and coordination of my local team.

Does anyone have suggestions on lease agreement paperwork and how I can obtain one.

I have closed on a property before with the tenant left inside and got bitten hard.

It depends on the project and the architect. 

Your lease is with them and they enforce the house rules.
