This is a good point  some  folks are tire kickers ,meaning not really able  to buy house but want A agent  to think they are really able to buy a house .Big first step you need to  shop and get a mortgage i.e prequalify .

At home, I have a miter saw, shop vac, and a brad nailer from Ryobi.

This home was on a busy street (4 lane, yellow line, etc) but was in a prime location near restaurants, bars, shopping, etc, etc.

We have specific places we stay but I always shop.  

Built in 1978, it is a 9000 sq foot land area, 3 storey shophouse building with 4 shops in the ground floor and 24 small 2Bed/2Bath apartments above. 50% the building is rented out (almost NNN arrangement) to a very stable national bank for the last 30 years, with another 10 - 15 years remaining on contract.

IIRC, as our broker was shopping around our complex mortgage (my wife's employer was 1st mortgage, and we had 4 banks to choose from for the 2nd mortgage), one bank wanted a short, informal letter stating that we were comfortable being landlords.

Bottom line, you need a one stop shop, a single go to place to make sure you all work is done to clear the building.So, Do you have a building violation?

From the long term view, this may give you great resale options or allow you to charge more for the unit.In terms of shopping, try to see if there are any Pro stores that are open to the public that you can shop at.  

And that is, if you have buyers on the line right now and can close your sales before May 31 you'll get an extended period for your shopping and identification period.
