Abou;I have experience in buying distress 8 unit with two tenets.The 1st thing I did was to visit each unit make detailed notes as to what was needed to bring that apartment back to life to attract the higher end renter.Than, inspected the foundation and the roof, attic, common areas, went to court house looked up records on property, spoke to building inspector,They usually have some inside info on things that nobody else has.While doing the above, find out what is market rent is, this will help determined cash flow after repairs.What I did to get renters in, as soon as I finished remodeling an apartment I started advertising for rent with a lower rent rate then others in the market, the idea is to get her fixed up and all unites occupied, as soon as that happens you can start raising the rent.

Bill, in order to advertise you need to be registered with the SEC, however if you meet somebody and have three touches (ie. you send them an e-mail and they respond that is one touch) once you have known them for more than 30 days you can then ask them if they would lend you money on a project.

The language is pretty easy to understand and search for specific info in the Act.I use a realtor who provides the VAR Form 200 residential lease it is pretty solid and contains a section for military members, diplomats and so forth.Additionally you need to make sure that the tenant signed a Military Crash Zone addendum and all other required addendum's.Lastly you just need a good spreadsheet which you can develop over the coming month's that covers rent, expense, taxes, insurance, repairs, marketing, advertising fees, and any utilities you provide.

Pad expenses, including the total burden for park taxes, insurance, utilities (city water and sewer paid by the tenants), property management, my travel (6 trips/year @ $500/trip), snow removal, mowing, small advertising, signage, and road maintenance budgets.
