Some locals are moving because they feel the traffic in Dallas in congested.  

Both tenants have been problematic and there are frequent unsavory visitors to the property and I get reports from the neighbors that they're noisy and there's a lot of foot traffic.

The desktop looks at demographics, traffic, 1, 3, 5 Mile competition, etc that can be gathered from internet, phone calls, etc and basic income proforma based a bunch of assumptions.

I would not expect to get a ton of traffic for rooms to rent in a single-family home if it's not completely separated.

The seller is told they can avoid heavy foot traffic in the house and sell quickly. 

The traffic is way too low to get any national credit tenants, and with a recession looming on the horizon, retail spaces with mom and pop tenants are the first to go vacant, and they stay that way for a long time.Another negative is the cost to re-tenant.

This does three things for us, we get new buyers, we get neighbors that see the traffic and want to sell, and we start to build a reserve of bad credit buyers that turn into good buyers month-to-month.

It’s necessary to remember AK is not populated the same as most of the lower 48 - so a 30 minute commute is nothing traffic wise.
