If so, I'd just make sure to double check those numbers with what the current owner pays.With a 15 yr loan, it will be tough for you to cash flow.

This is a tough one.

If I said I was only accepting rent from healthcare workers, but not lawyers I’d be in just as much legal hot water as if I refused S8, but not the trust fund kid. 

That's a tough call. 

One good think that we have on our side is that my husband does part of the job himself because he’s very knowledgeable and he likes it; also, he’s really on top of workers that he hires for doing the other part of the job and we tend to get the less expensive workers out there (you really need to stay on top of them especially if you pay less then average).So this is how we manage to renovate a house with a lower budget labor then average and we have a bit more budget for quality materials and fancy details.

This wasn't our first choice, but the Boise market is tough.

Real estate is tough, especially when you don't have a solid income to get great financing or bear the unexpected storms and repairs that come with owning a business. 

The good news is that my wife and I are hard and smart workers and really increased our income.
