You could work that angle - find out what makes moving difficult for your tenant and help specifically with that.I am hesitant to suggest what is going to follow, because I believe as owners we have social responsibilities and should respect the tenants privacy and leave them undisturbed.

I would rent, like others have recommended so that gives yourself some time to figure out the areas, find your routine and what you frequent and then target that area to buy.
