Could the other solution be pulling equity out of this house in order to buy another cash flowing property out of state?

In regards to the other suggestion about direct mail, I am actually working on a business plan that will implement the direct mail strategy and ideally will be a system that is not only sustainable, but will be scalable and reliable as well. 

The rate increases are needed to ensure that the utilities remain self-sustaining, to support stepped up replacement of aging infrastructure, and to meet federal and state mandates.DPW is requesting the Baltimore City Board of Estimates to hold a public hearing at 9 a.m. on August 31, 2016, to consider these changes.

My investments, so far, are 100% self sustaining with me taking no money from it.

Since I'm out of state, listing FSBO seemed a little intimidating so this seemed like a nice solution so I won't be able to do any showings myself.  

No one will notice the difference if you do the above solutions whereas if you do a cheap vinyl window everyone will notice the change.

Not trying to be offensive to any GC's here... just trying to talk this one out and find solutions.

I am discovering some of the areas I am weak in.Here are some examples:Marketing - Developing a compelling website, pitch book, and other marketing material.Credibility - I lack the practical experience to convince most potential partners.I feel like the solution to this is to put together a dream team of experts for an Advisory Board.

I love creative solutions, but roads and septic systems are both very expensive, and if you could find another buyer they likely wouldn't have the same needs it might be the more cost-effective solution. 

I have personally seen driveways and parking lots that are zero lot line, so I am hopeful about it.Either way, I am looking for solutions, because I think there is a lot of upside to this property.Thanks in advance.
