Be stern All of the people in the rental business that I have met personally.

Warning be very wary of nan sayers they can thwart your dreams if you allow them to.

There are plenty of things to warn about on this loan type and structure. 

I haven't seen any negatives mentioned about having tenants drop off rent payments at the bank, but here's something to think about. My uncle set up a Deposit Only account at Wells Fargo authorizing a real estate clie...

But I would warn that some of the strategies are not practical, and I would look for 2% as a benchmark for cash flow.There are some other books I have read, but I think I let someone borrow them.

I have found with my tenants that setting rules/expectations, being friendly through beginning enforcement and than being more stern as progressed.

Just a warning to everyone out there, safety protocols don't always work!
