My advice would be to politely but firmly communicate your need to have your contractor inspect the property, and emphasize that this is a standard practice for you.

I noticed on the forums that many landlords do not find Zillow background check and credit check reliable.

Establish some "safeguards" to keep them honest and consistently check their work.
