The Cap Rate is likely the most misunderstood concept in all of REI.

I am very interested in trying the house hacking concept in the near future with a duplex and I am still in the research stage.

This was a completely new concept to me before @Herb Dorn mentioned it to me.

But we often get caught in analysis paralysis because some of the variables become way too squishy for our comfort level. 

With that said, I think the concept that a VA loan is the greatest thing since sliced bread is over stated.

I love the concept, but my agent scoffed at the idea and said it's too expensive if you don't have several units. 

You'll own two fourplexes and have enough cash flow to allow you to live in a nice single-family with very little money out of pocket.Again, general numbers but it's a proven concept.

You have any more information about how this works this is a new concept I've never heard of it.
