I offered 2,000.00 over asking and the deal was quickly accepted.

I personal would only explore re-financing with other lenders (having conversations- getting to know what they offer).

I'm new to investing in Tax Liens/Deeds, I've spent hours researching properties and specific county rules, but I feel like I hit a lot of dead-ends because I can't understand the legal jargon in some of these documents.

Specifically looking at current risk vs opportunity to expand.I have a few properties all done post COVID, triplexes with 30y fixed rate mortgages from 6.5%->7.5%, good CoC return of ~20% on average, cap rates of ~9-12%.  

The last few properties we have put on the market went under contract in under a week with multiple offers but they were priced right, were inline with the area but were done with quality and were in desirable areas.Unless you are dealing in a low-end market, a home warranty should be a standard inclusion especially for first time home buyers. 

The winning bidder offered a lot of non-refundable earnest money.

If I get the condo, I would just rent it out after my departure in 1-2 yearsThanks in advance for reading and for any advice or insight you may offer to my situation and/or question above!
