If you were unable to pay your mortgage, would the tenant cover it for you?

The company you recommended, I've contacted several times and they were UNABLE to issue clear title or title insurance in ZERO of the cases that I presented to them.

If they are unable to perform this then they would need to pay me for the service.

Banning evictions just passes the cost to landlords who if pushed too far will be unable to pay lenders, utilities, taxes; etc. 

A partner could become crucial when I need financing for construction if I am unable to refi with the FHA loan(s).

I did not know there was a membership change until I went to try to use the system and was unable to do so.  

I did exclusively stocks 1992-2004, then added in some real estate (buy and hold, self managed) about 2004 to present and it was like becoming a different species (like a fish suddenly becoming a land animal)...Whole different ball game.

There is always drama - moving boyfriends in without permission, fighting, smoking (and fires that go with it), often unable or unwilling to pay the tiny amount of their portion of the rent, not paying utility bills, helpless to do minor maintenance, unpermitted pets, frivolous inspection failures... after all this, when they finally leave, you have to rehab the entire apartment because it's trashed.
