Sounds like a long term tenant that you want to keep, but still want to have a conversation about where the bugs came from.

Hello AllI understand that in general there is a 6 month period to close the replacement property.

We plan to insure the property under the LLC's name with a dwelling policy for replacement value, and $500,000 liability coverage, along with an umbrella policy in the LLC's name. 

it sounds like you're quite busy, so don't jump in too early and over extend yourself.
