My longest vacancy to date has only been 1 month and both times that occurred was right after a remodel (no showings until it was 100% ready to go) and during the winter.As I obtain more properties, it's harder (and admittedly less of a priority) to maintain 100% occupancy.

You could always ask the seller if it would be okay to check back with them at a later date to see if their situation changes.

I also put closing date 60 days out and state we will close sooner if needed, just like to leave room in case of issues with title.
