Construction costs can vary widely depending on....1) Type of contractor you are using2) Existing condition of place (foundation, plumbing, moving any walls)3) Type of material using (flooring, countertops, fixtures and appliances)Depending on what you are doing it could range from $15K to $150K and between 2 weeks to 6 months. 

It's widely discussed among investors in my network that this doesn't happen.

If an apartment room is 10'x12' and the flooring comes in 7' wide rolls then you will need at least 2 roles 10' long or one roll 20' long and you end up with 2'x20' of waist per room. 

Unfortunately, during COVID a number of the cities and states where we operate have enacted well-intentioned tenant protection ordinances which in practice have been widely abused.

You'll know if you're in the right spot you can get approved with a lender (private, Hard money or bank that can lend nation wide.

With 500k in dry powder, you could go very wide very fast if you wanted to, getting 30-40 doors pretty easily.

I have a yard that is 18 ft wide from fence to side of garage and almost 60 ft to the back side of my home.

>I was referring to down by the ocean vs say, Anaheim or Fullerton which might skew the numbers down.I do not know Orange County RE like I know San Diego RE (I used county wide public numbers in my OC historic values), but I question if the properties down by the ocean can be purchased today for $1M.
