We did not use a realtor in this case and had a title company act as the intermediary.

If we built one of these spec homes (owned as our company), and then did a 1031 exchange under our personal names, is that viable because the parties are two separate tax entities?

There is plenty of office support, AppFolio software, I am open to bumps in commission/bonus structure -- portion of rent raises, lock changes, identifying more MF buildings, commissions IF we decide to sell any properties, etc. 

The city has an annual output of $132 billion and a heavy concentration of Fortune 500 companies, making it a top economic metro.

Our company, 1031X, is 30 years old and is qualified to execute 1031 exchanges in all 50 states.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I'm Just skeptical 🫤 of them using their own contracts, and Title company!!
