What contracts do y'all use with the GC's y'all hire to rehab ?

I need to pull the trigger get something under contract.

then why would they entertain a land contract offer? 

I just came under contract on two separate properties in Cincinnati, OH which I hope to close on later this month.

And they all have different gigs and many are wildly successful.. my partner in our airplane for instance has a big underground contracting company 100 plus employees make huge bank.. and invest in real estate as well short term and long term.. and now started a container home building company LOL. 

Hello,I was just wondering how you all fill out your offer contracts when using a HML.

I have this property under contract I have had multiple cashbuyers go see the property its a 3b 1b the seller said it’s on a double lot but the lot it’s not big enough to split, however it’s a single family home and it’s a potential tear down it’s gutted it’s in real bad shape the seller ran out of capital that’s why he wants outs.

If you put it under contract have it inspected to determine the current condition and life expectancy of all major components and appliances.  

.  :(  At the time, we thought that was a smart move to basically defer our gains/short term income in the interest of having a paid off property in 10 years.  

I have bought houses where the tenants jumped the meters,but now most power companies have smart meters which prevents this type of theft,it still the electric company responsibility to supply the meters stolen or not,
