Some people mention calculating the percentage based off of rented bedrooms vs personal-use bedrooms (1 personal use vs 2 rented and doesn't take into account square footage size differences), others talk about using the personal use square footage divided by the total home square footage (includes common areas) and others mention that the shared spaces do not count towards a Schedule E.All in all, I just want to make sure I'm calculating that percentage fairly (both to me and the government).

So my niche requires I find property owners with small to medium sized portfolios who are in the what’s next stage and helping them move money to improve there overall position.

In researching I've found content regarding the valuation of the property based on its lease/size etc.

Ex: Year built, Sqft, Lot Size, Etc.For the sake of this example, I'm going to run a search of duplexes in a random Indianapolis Zip Code. 

Size of property (# of units) or condition (rehab) and pure monthly cash flow may take priority if scaling in a short amount of time is important. 

These properties vary wildly in size and condition.

You can on entire parks (land only) if the loan size is large enough but Fannie/Freddie stopped financing MHs a couple decades ago.

The house is a 3 family with a full sized attic/4th floor.
