For multi-family going as a long term rental it will be hard to make cash flow unless doing a serious amount of down payment or getting a great interest rate.

Rents per unit are about 1K for long term tenants, although I'm likely to do STR or at least a combination of the two.

Long term I think a duplex will beat out a SFH.  

Cash will be getting progressively tied up in debt funds, small cap growth opportunities, international investing,  basic S&P and some held for a short-term debt basis to enter CRE. 

Short answer - tenant pays.Long answer - landlord pays because tenant has no money to pay that's why they are on section 8.

Not sweating the small stuff and focusing on the big picture and long term really makes things easier.

Also now I see tax certificate issued was 3 weeks before our contract start date.

I have already completed one out of state BRRRR, have my 2nd (wholesale deal) under contract and searching for a third with private money. 

Many people who are long term renters can't save enough money or have problems with credit, hence they are still renting.
