I would add property management, which will put you upside down on cash flow, so effectively, by self managing you are making less as a manager than another PM would likely charge you.

Personally, I favor the STR route due to the extra cashflow, but it's easier when you're local and can self manage.

I have horrible cat allergies and can no longer self manage/clean/prepare the unit when there are cats indoors. 

Imagine your first self (the purchaser) bought the property for 100k cash and you sold it to your future self (the buyer) for the new value of 200k.

Local presence: location that you can access directly and self manage - unless you want to leave 20-25% of the bookings for property managers that might (or not) be reliable3. 

My self-employment in 2020 was low at only $16K absent depreciation add-back on the other property.

One side now completely covers my PITI and my total CF for that duplex is $300 per door, but I do self manage.Going forward, I’m looking to live in BRRRR, get a SFH and add ADU.
