I take off all door hardware, switch plates etc. it makes the job look much more professional this way.I paint the ceiling first, I take out all lights and replace them with a cheap plastic round closet light with bulb that hangs by the wires so you can paint under it, then mask the ceiling back 2' then take a paint brush and paint the ceiling color over the edge of the the taped off area.

I purchased, for a buy and hold investment.I knew going in that my first round of tenants would be the hardest.  

I directly asked the guy if the $1,150 was the final amount and I got a round about answer. 

Over the last thirty years most of the houses have been converted to year round, but some are still get away places and the area is dotted with houses that are in various states of disrepair and abandonment.

A buyer can get a better rounded opinion in many instances by talking with a very reputable PM in the market place  ( caveat being that the PM is not also a TK provider as that would not be truly unbiased in most instances).I think the benefits would be numerous1. you know the areas that are management intensive  ( Hood)2.
