There is some talk that those are going away starting this tax year, but I received one with my VA loan and it has saved me thousands in federal taxes over the past 5 years.If the lender cannot do an MCC for you, than don't use that lender.

Since I wouldn't have a mortgage payment for two years, that was my plan, just save the money to apply it to the principal, however my fear is based on how hot my market is right now, so im afraid in two years would be totally the opposite.

Depreciation - assuming the entire 1.5M is depreciated over 27.5 years means ~4500$/month that I can deduct from my income for federal tax purposes - so would need to multiply by my federal tax % to get an actual $ saved value (im a little hazy on these things, so please correct me if im wrong). doing so doesnt make this a cash-flowing deal with a mortgage, and still wont crack 5% ROI if i buy in cash.finally, here's a link to the biggerpockets calculator for this - https://www.biggerpockets.com/buy_and_hold_results...So, is this a very unattractive deal or am I missing something here?

They basically use private money to buy and finance the building, then work to find a renter and sell the turn-key to an investor who uses their 401k or retirement savings to buy the house.
