Get repair estimates if required Re negotiate if required. 

Working with someone that can get you out ahead of the pack is a necessity. 

Purchased mine in 2015 for $710k, added ~$165k in repairs, and most recent appraisal value is $1.23M.

So, after changing the name multiple times on the same profile, I am asking myself what the best scenario would be...Do I go ahead and change it to the new sales person's name while they use it?

In this case, you are basically stepping ahead of the original lender, but without their consent. 

I really want to go ahead and get pre approved for an FHA loan in order to buy a house hack, but we are still working on saving capital and due to our budget limitations, I am fearful that in order to get approved we will have to wait until my wife has two years of income under her belt and both of us can be on the loan and we can do our first house hack.

I googled a few websites and didn't find something that was simple, crisp and thorough.I'd like to send something ahead of time to the tenant.I do see a lot of move-in/move-out checklist, but not much for periodic rental inspections.Thanks!
