@Justin ReppYou would need to really have a good idea of how the house is currently wired to have some good estimates for your decisions.Like I said before breaking out electric involves new meters and panels. and the cost to relocate a bunch of existing wiring to the new panel locations.What could also be problematic is depending on how old your home is you could be looking at rewiring a lot of circuits.For example there may be a time where a single circuit was ran from the panel to a common wall between two units.

I'm pretty excited about getting started and trying to read as much as I can for additional ideas and tips for maximizing performance of properties.Ben Leybovich I do think it offers more flexibility than single families if I ever decide to relocate (warmer weather is the dream) but retain the properties in terms of hiring a property management company.

It would be necessary to take a closer look at each independent economy to determine the how and why of what is causing the population growth, migration or 'stability' before determining where to invest and the best strategy for that market.In Washington State, we have seen a large shift of SF Bay Area companies relocating to our area.

I wonder if anyone else is in my situation: my properties are in areas that appeal to a demographic that tend to have short tenures -young professionals in their 20's.It has been my experience that usually within 2 or 3 years young professionals will have a reason to leave 2-bedroom apartments: marriage, relocation or baby.I definitely do things that keep my tenants happy.
