Sure, the COCR may be through the roof -- but it is not going to materially alter my life, and will prove more of a headache than the returns on worth.Personally, I look at COCR but have a minimum threshold of annual cash flow per door.Start with the videos Brandon puts out, continually reflect is what important to you then adjust your analysis accordingly!

Nobody who can get a 3.5% mortgage is saying let's go with the 9% loan.Next change the UPB to reflect your purchase price, if there are any costs to you as a note holder (servicing being most prominent) adjust the Monthly payment.

I would say never, as long as you lease reflects this.This is a safety issue whether you have it in the lease.I'd get the police or fire Marshall to accompany you if you think there will be resistance.Post the notice, take a picture of it on the door.If you are concerned about them burning down the house call the local magistrate and code enforcement and see what guidance they give you.
