I have a client who we have recently preapproved and is looking to purchase a duplex for an investment and some cash flow to come in.I did the rental surveys on a couple properties and compared it to the monthly payments but the loan payments are higher than both rental units for the duplex combined so there is no positive cash flow.Were doing an interest only loan.

recently i've partnered with a long time colleague that has the influence to pick up any proect nationwide... realistically it takes 4-6 month to move units but with the shortgage of investors going to take 2wice that...I'm looking to partner with investment groups outside of chicago that are serious about real estate investing and can recognize solid RE investments as I only offer them...

do not give him any money whatsoever.the most you should have to do is sign a buyer agency agreement - which is an agreement between you (the buyer) and the broker...most brokers have sales agents who get listings/clients...clients are considered sellers or buyers that sign exclusive agreements with a brokerage.
